Frequently Asked Questions About Repairs
How soon will someone contact me after I submit this form?
We typically respond to all non-emergency repair requests within 24 hours during business days (Monday-Friday, 9 AM-5 PM). Emergency requests are addressed immediately.
Do I need to be home for the repair?
It depends on the repair type and location. For most common area or exterior repairs, you don't need to be present. For interior repairs, we'll coordinate with you to find a convenient time.
What constitutes an emergency vs. routine maintenance?
Emergencies include: no heat in winter, no air conditioning in extreme heat, major water leaks, electrical hazards, broken locks on exterior doors, or no running water. Routine repairs include: dripping faucets, minor appliance issues, small repairs, and general maintenance.
Will I be charged for repairs?
Tenants are not typically charged for normal wear-and-tear repairs or maintenance issues. However, if the damage is due to tenant negligence or misuse, repair costs may be deducted from your security deposit.
How do I know when the repair is scheduled?
Once we process your request, you'll receive a confirmation email with your repair ticket number. We'll then contact you to schedule the repair and provide updates throughout the process.
